Scope of Work     
A mixed-used development of 102 townhouse units, approximately 2,000 square feet each, plus 15,000 square feet of retail/commercial space with open space and a dedicated community pool area for residents.
The program calls for a maximization of 2-bedroom townhouse/garage units on site within a variety of 2 and 3-story configurations, 15,000 sf of retail/commercial space, plus community amenities for both residents and visitors.
Site Condition
The 11-acre site is located in Palm Springs, CA along the main North/South thoroughfare, South Palm Canyon Boulevard. The Tahquitz River runs along the Northern boundary of the site, while the other sides are bound by a single-family residential neighborhood typical of the area. The site slopes gently from the Southwestern corner to the Southeast corner and the river beyond.
Design Concept
During the 1950s and 60s, the site was developed with a shopping center in the noted Palm Springs mid-century modern style. The subject new development harkens back to those original design intents, anchored by a series of dynamic retail/commercial buildings on the main corner, while providing a dense residential fabric of modern loft housing dispersed in small clusters across the site. These housing clusters are organized around long swaths of landscaped areas creating a walkable network of pathways and open spaces for residents and passersby.  The site is accentuated by a community pool area with a dynamic roofline tying it back to the retail area.
